The District of Columbia plans to develop the 25-acre McMillan Sand Filtration site into a large multi-use development. After 80 years of operation, the plant was decommissioned in 1986 and sold to the District of Columbia. In 1991, the site was designated a historic landmark. The  site was transferred to the National Capital Revitalization Corporation (NCRC) for redevelopment.

Proposals are due September 28, 2006 to NCRC for only land development under the first phase. Selection is planned by February 2007. Development partners for residential, commercial, and retail development will be selected in subsequent phases.

Phase 1 includes a 14-story condominium building with 200 residences with an early estimate of $350's to $400's. Units include studio to two-bedroom with den floor plans.

Phase 2 includes another condominium building with 200 units located at Half and K Streets.

Plans are under way for the redevelopment of a one-mile strip along the Washington Channel with a waterfront promenade as the highlight of this 47-acre site. The city's draft master plan calls for a mixed-use development with 770 residential units (the number of condominiums and apartments are unknown), 14 acres of open space, 180,000 square feet of cultural space, a 400-room hotel, 85,000 square feet of office space, 230,000 square feet of retail space, and 2,000 parking spaces. In September 2006, the District of Columbia announced the selection of the development team of PN Hoffman and Struever Bros. Eccles & Rouse  to develop the Southwest Waterfront. They were one of two finalists selected In mid-August 2006 by the Anacostia Waterfront Corporation (AWC) for what was initially estimated as a $500 million project. In early June 2006, AWC selected 5 development teams as finalists among the 17 teams that responded to the Request for Expressions of Interest of March 1, 2006.
