Welcome to DC Lofts. We provide information about lofts and new condominiums in the Washington, D.C. metropolitan area. DC Lofts was created to help address the growing interest in living in a home with a loft-style or contemporary design. More than 150 loft developments are included in the loft directory, including condos and apartments. Nearly 400 new condominium developments are being tracked as they are move from planning to construction to completion.

Whether you are interested in buying, renting, or living in a contemporary residence, we hope you find the information helpful in searching, buying, and enjoying your dream home. DC Lofts attracts more than 8,000 unique visitors each month and there are nearly 6,000 people on our mailing list.

DC Lofts is published by Tim Liu, a former loft owner and current condo owner, who is searching for his next dream loft. The website is not affiliated with any developer or real estate broker. The information is gathered from developers, buyers, local governments, websites of the loft properties, and newspaper articles from publications such as the InTowner, Washington Business Journal, Washingtonian, and The Washington Post.

Definition of a "Loft"
Is a loft only a conversion of a factory or warehouse? Is a home with tall ceilings and an open floor plan a loft? There is no common definition for a loft. Here is our definition, which some will disagree with, but we use this definition to define which developments are included in our loft directory.

  • True Loft -- Conversion of a vintage factory or warehouse, having a harder edge of either concrete construction, or "mill" construction of exposed brick and original wood posts, beams and floors. Ceilings should be over ten feet high at least. The height helps give a loft the feeling of air and space. Larger windows and open concept layouts also help. Ceilings are unfinished and pipes and heating ducts are exposed.
     

  • Duplex Loft -- Some people think a loft means you have a second mezzanine level overlooking the floor below, but this is simply one style of loft, sometimes called a duplex or bi-level loft.
     

  • Loft-Style -- A home that is new construction with high ceilings and an open floor plan has a loft-like feel. Some will have exposed ceilings and ductwork while others also have concrete floors.
     

  • Live/Work Space -- In some geographic areas, a loft is defined to combine both home and work life in a space with high ceilings, natural light, and an open floor plan.
